Vacant Unit? Winterize ASAP!

With the freezing temperatures we’ve had recently, it is imperative that you take steps to ensure that your unit’s pipes don’t freeze and burst.  If your unit’s pipes freeze and burst, it will cause substantial water damage to both your unit and your neighbor’s unit(s), and as per the Association’s Governing Documents, you are responsible to pay for this damage and/or the $5,000 insurance deductible, per unit, if applicable, should it occur.  You are also responsible to take steps to ensure that damage to Association and private property does not occur.  To help you with this, we are reminding you of the following preventive steps:

-  Have a licensed plumber “winterize” your unit.  This includes turning off the water, draining the pipes, and/or adding anti-freeze to the plumbing fixtures.

Leave your unit’s electricity on, and set the heat to at least 65 degrees.  This is imperative to ensure that your pipes don’t freeze and burst!

Allow your faucets near exterior walls to drip slightly with lukewarm water.  (Remember to turn them off when the temperatures warm!)

-  Open cabinet doors below sinks to allow heat from the home to circulate.

-  Wrap pipes nearest exterior walls with pipe insulation.
